Fee Earner

This is the term used by Law Firms to describe the person who is carrying out the work on your conveyancing transaction.

Product

Information about your new mortgage, provided by either your new lender or your financial adviser for your solicitor.

Case Status

This shows that your transaction is in the process of being completed.

Days Delay

If a delay has occurred the number of days and source of delay will be shown here.

Mortgage Offer

A document, sent by your new lender to you and your solicitor, detailing the amount of money they are prepared to lend you.

Deeds

The ownership document relating to a property is known as a "Title Deed" and will be held by the lender with whom you have a mortgage. These will be requested by your solicitor and will be sent to your new lender to be held by them until you pay off the loan.

Certificate of Title

Prior to loaning you the money, your potential new lender will require certain checks be carried out concerning your property. Upon these having been satisfactorily completed by your solicitor, he/she will verify this information on a document called a Certificate of Title and send this document to the lender.

Completion

This describes when your existing mortgage has been paid off and your new mortgage commences.

Registration

It is a requirement by law that your mortgage lender is noted at Her Majesty's Land Registry. Therefore, your solicitor is required to notify HMLR of any change of lender. This is called registration.

Case Plans

This refers to the main stages within your conveyancing transaction.

Expected Dates

This is the date that we expect this stage of your transaction to have completed by. However, certain circumstances may cause a variation to these dates.

Actual Dates

The date input here by the solicitor is the actual date the key stage was completed.

Local Authority Search

This is an enquiry carried out by your solicitor, on your behalf, to determine if there are any potential circumstances that could affect your property. A questionnaire asking for information on planning consent, building control, highways, drains/sewers and tree preservation orders is sent to the local authority for them to complete.

Her Majesty's Land Registry

This is a Government Department that holds information regarding property ownership details such as name of owner, address and any outstanding loans where the property has been used as security.

Contract

This document will be signed by the person selling and the person buying the property and will be sent to you by your solicitor. Once both parties have signed the contract, the date for completion can be set.
